TKE Xi Omega Financial Situation:
- $475k mortgage at 8.25% - balloon due in 2011.
- Rent from 12 rooms at market rate doesn’t generate enough cash flow to cover the mortgage and expenses
- Years of inadequate cash flow have led to disrepair and poor living conditions at the house
Our Solution:
- Raise the condition of the house to be a desirable place to live and a source of chapter pride
- Improve the cash flow situation by replacing the current bank mortgage with a very low interest private mortgage funded by our alumni base
- Use the improved cash flow to retire the debt and (down the road) build reserves (an endowment) to prevent this situation from recurring
Our Goal:
- Within one year, raise $550-600k to fund the private mortgage and improve the condition of the house
